Terms and conditions TotalApartments AS 

The booking conditions apply to Total Apartments AS orgnr 928644316 as the responsible landlord. 

The terms apply between Total Apartments hereinafter referred to as the landlord, and the person responsible for renting the accommodation unit at Total Apartments and their travel companion, hereinafter referred to as the tenant. 

The agreement applies to the rental of housing units and additional products at Total Apartments AS: 

Landlord's responsibility 

The landlord has the following responsibilities towards the guest: 

  • Ensure that the tenant receives a written confirmation of their booking, as well as necessary information. 
  • That the accommodation unit corresponds to the description given before booking. 
  • That the tenant receives the services ordered. Landlord reserves the right to make any printing or proofreading errors in brochures, price lists and on its own website. 

Tenant's responsibility 

  • The order 

It is the tenant's responsibility to check the booking and ensure that the arrival and departure dates are correct. 

Age limits 

The tenant must be 18 years old and responsible for the accommodation unit during the stay. All guests must identify themselves and register at the reception upon check-in. 

It is a requirement that the age limit is met. If the age limit is not met when the accommodation unit is to be taken over, the guest who does not meet the requirement will be rejected and will not be allowed to check in. The amount paid for the stay will then not be refunded. For organized groups and families, exceptions can be made from the above rules by agreement with the landlord. 

According to the landlord's assessment, a separate agreement may also be required when there is reason to do so. In these cases, a deposit of NOK will be required. 2000, - per person. 

Arrival / stay 

  • The tenant is obliged to follow house rules, instructions and regulations that apply to travel, accommodation and more. 
  • The housing unit must only be inhabited by the contractual number of people. If this has changed from the time of booking, this must be stated as early as possible and at the latest upon check-in at the reception. 
  • The tenant may be required to provide identification both at check-in and during the stay if the situation so requires. 
  • Noise on the accommodation unit that is a nuisance will be reported. There should be peace in and around the housing unit between kl. 23:00 and 07:00. If the prosecution is not upheld, eviction will be made immediately. The rental amount will then not be refunded. 
  • Landlord invokes the right to check units in case of suspected damage without informing the tenant in advance. 
  • All accommodation is non-smoking. Violation entails a cleaning fee from NOK 6,000. 

Departure

  • Upon departure, the accommodation unit must be cleaned in accordance with the points for rough cleaning. Failure to perform rough cleaning will be invoiced according to hourly consumption 
  • In the event of damaged / missing furniture / equipment, compensation will be demanded on departure or post-invoiced. 
  • All keys to the accommodation unit must be handed in on departure. If this does not happen, a fee of NOK 2,000 will be charged for changing locks. 

Fees for payment 

When paying from abroad, the tenant must pay the costs in the home country and in Norway. The landlord must receive the agreed price stated in confirmation in NOK. 

Terms for paid cancellation. 

If the tenant cancels the stay earlier than 24 hours before arrival, the advance payment will be refunded minus a handling fee of NOK 195 per unit. If canceled later than 24 hours before arrival, the landlord retains the advance payment in full. 

Prices 

The agreed prices are binding for both landlord and tenant. However, the landlord reserves the right to increase prices as a result of increased costs due to increased taxes and fees or other matters beyond the landlord's control. 

Complaint 

Any complaints during the stay must be made to the landlord on site, within a reasonable time, and no later than kl. 10:00 the day after arrival, so that the defect / error can be corrected immediately and with the least possible inconvenience to the guest. Failure to make a complaint will normally result in the loss of the right to later claims for compensation. 

Check-in and check-out times 

Check-in is from 14:00 and check-out is by 11.00 on all our units, but can be agreed at another time if there is capacity. Delayed check-out will incur a fee of NOK 500 per started hour. 

Disputes 

The tenant is asked to contact the landlord if there is anything to postpone the booked stay. If the tenant and landlord are unable to reach an agreement, any dispute shall be dealt with in accordance with Norwegian law in Nord Troms District Court. Force majeure Events beyond the control of the parties to the agreement, such as strikes, fires, natural disasters, which make it impossible to fulfill the obligations in this agreement, give the right to terminate the agreement without liability. 

Privacy 

Upon confirmation of booking, the guest agrees that personal information can be processed by the landlord. This is necessary for the landlord to be able to get in touch with the tenant in connection with the stay as well as other guest administration. The information can also be used to inform about travel-related offers and guest surveys
